Finding Suitable Tenants, Credit Checks & References

Finding a suitable tenant is vital for any property. Concerning a Commercial aspect, it will ensure that the chosen Tenant fits in line with your requirements, with further checks carried out. We will do this by carrying out Credit Checks, Checking Company Information & Accounts and previous Landlords References. Having a quality tenant will give you peace of mind, knowing that your investment is being looked after.

Managing Tenancy Agreements

We will work with you to create a tenancy agreement that fits with your needs. This will cover both the Landlord’s and Tenant’s rights and to establish a good working relationship, while providing you with the protection against late payments or rent and abuse of your property.

Rent Collection & Statement Clarity

We will collect your rent directly from the Tenant and transfer it to your account, minus our Property Management Fee and any repairs carried out. Our statements will clarify what your income and expenditure is every month, giving you clarification at all times.

Although we carry out comprehensive tenant checks and have procedures in place to find good tenants, from time to time, and although rare, tenants can sometimes see their circumstances change, meaning that they may start falling behind on their rent. We will keep you informed about any irregular situation that arises until it’s fully resolved, as well as advise you on your rights and options.

Regular Inspections

Although Commercial Properties are rented our for the medium to long term depending on the Lease Agreement, we will carry out Regular Property Inspections to ensure that your Tenant is using your Commercial Property in the way they set out to use it and that they are looking after it. Should any issues arise from one of our Regular Inspections, we will liaise with you and your Tenant to ensure that these issues are fully resolved.
