Development Consultancy

Property Development is a great way to maximise your investment, however, there are many factors to take into account, to which we will work with you and can fully manage your project.

  • Planning a Strategy – We will work with you to place a strategy in place to work with your overall aims. We will make the necessary recommendations to ensure we maximise your Investment and cover all obligatory regulations when it comes to Property Development.

This can be achieved in many ways, from traditional or specialised bank loans, venture capital funds and investors. We will guide you to the best possible solution.
  • Sourcing of Land – We will look at pockets of lands for Sale across the country where we feel we can maximise your Investment. We will asses local property prices, demand, expected future growth, type of properties to be built, to name a few.
  • Purchasing Land – We will negotiate on your behalf to obtain the best price for the Land you are about to purchase, by considering the above.
  • Architects – We will work with your existing architects or make a recommendation to one we fell will maximise the ROI on your project and will help obtain planning permission.
  • Planning Permission – Sometimes Land Purchases can include planning permission, however, if they don’t, we will work with your architects to obtain planning permission for your Development,
  • Development Build – Depending on the size of your Development, we will either break it into phases or get the entire Development built. We will work with your existing builders or can make recommendations on builders to use. We will look at several areas when choosing a builder, such as quality standards, previous work & experience, time frames, to name a few.
  • Marketing your Development – Having over 47 years of Property Experience, we have built strong relationships with several Estate Agents across the UK. We will work with these Agents to market & promote your Development. If your Development is of a large scale, we may include additional marketing steps such as a Developing a Website alongside promoting your Development in Social Media, Local Radio & Print Media and Local Television if applicable.

 

Schedule of Dilapidations

Schedule of Dilapidations are carried out at the end of a Commercial Lease by the Landlord to establish the repairing obligations by their Tenants and work out how best to settle the amount of Dilapidation and avoiding legal action. Being a member of RICS (The Royal Institute of Chartered Surveyors) we adhere to a strict code of conduct, allowing us to act in any negotiations should the Dilapidation amount be a considerable one.

 

Schedules of Condition

A Schedule of Condition is a crucial report for both the Landlord and the Tenant. The report will describe in detail the condition of the entire property, and it will include photographic evidence and in some cases, video evidence. This is an essential document for Tenants whom part of their Commercial Lease have liability to return the property in its original condition. This document will be helpful to avoid contentious litigation at the end of a Commercial Lease if a tenant has damaged or returned the property, not in the same condition that was given to them.
